Venture is a team of project managers based across a network of 12 offices nationwide. The team is led by a close-knit group of Partners, who between them have amassed decades of Project Management experience. Their expertise has guided countless projects to successful fruition on behalf of clients including Federated Hermes, M&G Real Estate, Hammerson, Tristan Capital, KKR and Columbia Threadneedle. Ben Kearns
Partner,
Head of Venture
Ben is Head of Venture, Workman Projects
Ben has been working in commercial property for twenty years across a variety of sectors including office, industrial, retail and residential. More recently specialising in mixed-use residential schemes, often in central congested locations, with the logistical challenges they bring.
Ben works from Venture’s Swindon office and has a wealth of experience across new build development schemes, including advising upon site suitability, risk mitigation, procurement strategies and construction deliverables.
If not designing and building the latest extension or modification to his family home, Ben can be found supporting his son’s football team before finding some time away running, cycling or swimming his way around Wiltshire to remain active, maintain a clear head and prepare for the next event.
David McLay
Partner
David is an experienced Partner with a long history working in the real estate industry, both in mainland UK and Central Europe. Skilled in a multitude of areas, David has worked in both government and private sectors, on Cat A & B commercial fit outs, across retail, refurbishment feasibility studies, dilapidations, building pathology, acquisition surveys, project management, construction, and contract management. Most recently, David has specialised in the residential sector, taking on student accommodation project management and development monitoring.
David is a keen cyclist who enjoys getting out to enjoy the countryside as frequently as his work, home life and weather in Scotland permits. Time away from work is spent with family members and their dogs, all of which enjoy long walks in the hills or nearby beaches.
James Ainsworth
Partner
James joined Workman straight from university as part of the Graduate Scheme. A quarter of a century later, James remains at the firm as a Partner, and heads up the company’s Manchester office. With a particular specialism in retail project management, James leads on flagship retail projects and supports employees across the firm.
A keen sports fan, particularly football, James had to hang up his boots due to dodgy knees, however his daughter is carrying on the family tradition and James now helps coach a very high-level successful girls’ team. James maintains a healthy lifestyle with regular exercise and enjoys spending time with his wife, two teenage daughters and new pup. Time away from the family is spent with his mates in sporting and social pursuits.
Richard Taylor
Partner
An expert in project set-up and strategy, Richard brings his business-plan focused skillset and advice to market-leading funds, institutions, and private equity organisations. His extensive cross-sector expertise means he has accrued specialist pre-acquisition knowledge and development-cycle understanding that has proven extremely valuable to clients.
Married with two daughters and two rescue dogs, Richard is a keen year-round hill walker, wild camper, and country-pub sponsor. Richard is an enthusiastic martial arts student, painter, film buff and bookworm.
David Baker
Partner
In his role at Workman, David has amassed extensive project management experience, acting for landlords and developers, on both new-build and complex refurbishment projects. With particular focus on ESG strategies, he is client-focused and advice-driven, nurturing robust relationships to deliver projects to completion.
David likes to spend his spare time outdoors and enjoys cycling, golf, fishing and water sports, and loves travelling for holidays to far-flung locations, albeit this has now been curtailed by a canine addition to the family. David is involved in coaching his son’s football and rugby teams, not a reflection on his ability, more a case of being in the wrong place at the wrong time on the touchline!
Nick Clark
Partner
Nick’s experience runs the gamut of project management, building surveying, due diligence and development monitoring services within the commercial sector, working for funders, property owners, occupiers, and end-users. Having worked across sectors, from offices to student accommodation, he has also managed projects on concert halls, Grade I, II* and II Listed and period properties, and occupied buildings.
Nick enjoys water-based sports and is passionate about sailing, windsurfing and rowing. Nick is married with three daughters and a canine companion who seems immune to Nick’s attempts at management and control.
Richard Fridd
Partner
Richard’s extensive retail repurposing experience has equipped him with the foresight to avert problems, relying on his supply chain and procurement expertise to ensure plans run smoothly. With a strong awareness of neighbourly factors and the importance of stakeholder engagement, Richard goes the extra mile to understand the brief and tailor the approach to suit. Richard’s appreciation of civic values extends to his own community, where he volunteers as a litter picker.
Richard’s supportive leadership style at work plays into his role as a football coach at Newmarket Town Football Club, where he is currently working with a range of boys to build self-esteem. A keen cyclist, Richard has completed the John O’Groats to Land’s End and Coast to Coast journeys. He has also trekked in New Zealand, Australia, the Himalayas, and Africa, and aspires to complete the Appalachian Trail (before he gets too old). In the meantime, he is enjoying married life as a proud father of two.
Richard Cooper

An expert in residential development, Richard specialises in development monitoring and the leadership of project management teams. With vast UK and EU experience, Richard grasps the intricacies of funding and development arrangements. A passionate supporter and developer of younger staff, Richard is at the forefront of Workman’s drive for the advancement of future talent.
In his spare time, Richard is an experienced cyclist and has recently accomplished the John O’Groats to Land’s End challenge. In addition, he is an avid walker and has recently completed the Pennine Way. Married and a father of three, Richard is also a cricket buff and a keen traveller who has crossed many destinations off his bucket list, including South America, the Indian Ocean, and the Nordics.
